New Legal Counsel

The board voted to hire new outside legal counsel: Ireland Stapleton. The firm also specializes in TABOR and DeBrucing issues, which matters, since it's a topic we've flagged in each of our updates this year.

TABOR

TABOR was acknowledged as an "outstanding issue” for our district. They also referenced a second, separate revenue growth limit they said supersedes TABOR and would require a community election to resolve. New counsel is expected to dig into this specifically once they're formally on board.

Gate Access

The sensors on our gate arms continue to be an issue for guests. If a vehicle doesn't pull all the way up to the arm, the sensor won't trigger it, which keeps causing vehicles to back up at the gate. If you have guests or deliveries coming in, remind them to pull as far forward as they can. Our gate company is coming back next meeting with a few options to help make this clearer.

Overlook Park Pavilion

If you've driven by the site, you've probably noticed there isn't much activity yet. The contractor submitted for their building permit back on August 7th, and as of this meeting, they're still waiting for that permit to clear.

Landscaping

The board looked at a proposal to redesign the medians along the parkway. They approved up to $75,000 for that conversion project, including an upgrade to a different type of decorative rock. Plants will be installed next spring.

MyQ Community App

After we reported last month that MyQ community app support cost the district nearly $7,000 in a single month, we heard from a lot of you. So we filed a Colorado Open Records Act request for the invoices. The vague monthly line item wasn't the only surprise we found. We'll be sharing more of what we found soon, especially with next year's budget already underway.

Budget Season

Work on next year's budget is already underway. By state statute, a draft has to go to the board by October 15th, and the board is targeting a budget work session for Friday, October 16th, at the clubhouse, which will likely run a few hours. We're assuming that'll be during work hours, but it's important for as many residents as possible to attend. Keep an eye out for the official meeting notice, we'll publish it as soon as we have it.

The Metro District board meets the second Friday of every month at 8:15 AM in the clubhouse and via Zoom. Public comments are welcome at both the beginning and end of every meeting. We hope to see you there.
