Through June, our HOA's year-to-date net income is $57,151.35, ahead of what was budgeted for this point in the year. Reserves stand at $418,962.27. The largest expense in June was $11,629.05 for community events, including the Concert in the Park, along with the usual $5,250 monthly professional management fee paid to Keystone, which totals $63,000 for the year, or just over half of the total assessment income. 

The board noted that spending is on track overall, with the Spring Fling event running slightly higher than budget by design, since extra features were added this year.

Yard Enforcement

The board is continuing to hold off on enforcing some yard-related violations because of the ongoing drought and current watering restrictions. Board members said they're seeing voluntary compliance in several cases and plan to reassess next month.

Design Review

The number of open design review requests has dropped from about 200 to 91. The committee is following up directly with homeowners who have pending requests and plans to check back again in about 30 days with anyone who hasn't responded.

Communications

Email open rates and engagement have been strong, with residents clicking through to see the Food Truck Friday menus each week and to get details on the Concert in the Park.

Technology and Website

A larger conversation took place about how the HOA manages its technology, including its website and the contact form homeowners use to reach the board. The board is in the process of moving to Microsoft 365 and is aiming to finish before Labor Day.

Board members discussed whether the HOA needs a part-time technical consultant, estimated at 5 to 10 hours a month, to help manage the website, email, and user access going forward. Keystone's property manager said she would check with Keystone leadership on what support they're able to offer, since most of the HOAs they manage rely on Keystone's own portal rather than a separate website.

Upcoming Events

Shred Day is set for September 12th at the Overlook, once the pool has closed for the season. Dumpster Day has been moved from August to October to avoid conflicting with pool parking during the summer. The board will share the exact date as it's confirmed.

Next Meeting

The HOA board meets virtually on the second Tuesday of every month at 8 AM. The next meeting is Tuesday, August 11th. The link to join the virtual meeting is usually sent out a week in advance by Keystone and all homeowners are welcome and encouraged to attend.
